A scope of Gayle’s architectural services may include:
Site investigations and measured drawings
Concept and sketch design. This is the first stage of the consultation process. This is the stage in which Gayle will consider orientation, massing, circulation, energy efficiency, furnishing and siting. Once these things are decided you will be able to prepare a preliminary building budget.
Developed design and DA (development application). This is the stage where the design is developed, where Gayle can also show you a range of options regarding choice of building materials and detailing.
Contract documentation (working drawings). The working drawings are technical documents which show such things as set-out dimensions, set backs, materials, levels, wall heights, beam sizes, window and door locations. These are suitable for calling tender from contractors.
Tendering procedures.
Contract administration. This is the practical stage of building where once again Gayle will be very useful and can protect your interests. This includes: monitoring progress, assessing claims and mediating variations, amongst other duties.
Defects and finalisation.

Full extent of services and fees are influenced by:
Scope of work (number of services).
Whether the work involves a new building or refurbishment.
The particular local council involved.
The value of the project.
Attitude to quality and detail.
Competition in the market sector.

Gayle will individually negotiate with you, to set a fee for the level of service you require. The basis of the fee can vary, depending on the type and complexity of the project. It may be worked out as a percentage of the building cost, on an hourly basis, or simply an agreed fixed sum. This flexibility enables Gayle to settle on a fee that fits more closely your individual circumstances.
